Fencing & Deck Unapproved	$200.00	$100.00	Monthly	Unapproved fencing or deck which will not be approved - (Fines will repeat until items are in compliance with HOA ACC standards or removed)
Non-Structural Offenses Unrelated to Lawn/Garden Work	$25.00-$50.00	$25.00-$50.00	Daily, weekly, per offense	Broken blinds, sheets, decals/stickers, window units or unsightly items in windows/doors. Examples of other yard issues: Items left in the yard, driveway, porch, stoop, etc. -: bins, buckets, tools, lawn equipment, junk, toys, appliances, construction debris, bags of mulch, landscape materials that have not been installed within a reasonable period. (2 weeks)(Fines vary depending on offense/s)

Exterior Maintenance, Addition, and/or Modifications to any Area/ Structure Executed without Prior Approval - and not listed above	$100.00	$50.00	Monthly	Any exterior modification, maintenance, or addition to property must be approved prior to work commencing/installation - (Fines will repeat until offense is resolved by either removal, modification, or replacement that is in compliance with HOA standards)

Vehicle Maintenance	$100.00	$100.00	Weekly	Homeowners servicing own vehicles in driveways exceeding 12 hours--inquire with HOA for special circumstances
Pet/Animal related Offenses	Warning	2nd -$50.00 3rd - $100.00 4th + $250.00		Pets are never to be allowed to roam free – Cats included. Waste must be removed and properly disposed of by the owner. Pets are not allowed to eliminate or defecate on any lawn other than its owner’s property per the Cobb County code. (See Standards Statement)
